Commercial resurfacing

Commercial pool resurfacing, sequenced across your portfolio.

Commercial replaster runs roughly $18,000–65,000 per pool depending on surface area and finish, and takes two to five weeks — which is why it belongs between Labor Day and Memorial Day. If you manage several properties, the sequencing matters more than the unit price. We schedule portfolios so no two pools in the same community are down at once.

When a commercial surface is actually due

Signs it is time

  • Rough underfoot. Etching that catches skin is a liability question, not a cosmetic one.
  • Staining that will not come out. Acid washing has diminishing returns after the second or third time.
  • Chemical demand climbing. A porous surface consumes more chlorine every season.
  • Visible delamination. Hollow spots or spider cracking mean the bond is failing.

What we will not sell you

  • A resurface that is not due. If the surface has three seasons left we will say so.
  • The cheapest finish. Standard plaster on a heavily used commercial pool is a false economy.
  • Work that ignores the deck. If the deck is failing, doing the shell alone means doing it twice.
  • Summer scheduling. Unless something has failed outright, this is off-season work.

Step by step

How a commercial resurface runs

  1. 01

    Assess & measure

Surface area, existing finish, bond condition, tile and coping.

  2. 02

    Drain & chip out

Dewatering plan first — an empty commercial shell over groundwater is the risk.

  3. 03

    Prep & bond coat

Cut-out of failed areas, bond coat over sound substrate.

  4. 04

    Finish & startup

Plaster, quartz or pebble applied, cured, filled and balanced.

Finishes

Commercial finish options

Priced by surface area. Heavy-use commercial pools generally justify a harder finish than a residence does.

Finish Typical range Service life Notes
Standard plaster$18,000–32,0007–10 yearsLowest cost, shortest life
Quartz aggregate$26,000–45,00010–15 yearsBetter stain resistance
Pebble finish$34,000–65,00015–20 yearsLongest life, roughest texture
Tile & coping with itadd $12,000–40,000—Cheaper done at the same time

On a pool that will be resurfaced twice more in its life, the harder finish is usually the cheaper decision over twenty years.

Common questions

Commercial resurfacing questions

How long is the pool closed?

Two to five weeks for the shell; longer if tile, coping or decking go with it.

Chip-out, prep, application and cure are sequential and weather-dependent. We give you a date range and update it weekly.

Can you do several pools in one season?

Yes, and sequencing them is the main reason to use one contractor across a portfolio.

We schedule so no two pools serving the same community are closed simultaneously.

Which finish for a heavily used pool?

Quartz or pebble. Standard plaster on a high-bather-load commercial pool rarely reaches its rated life.

The price difference is recovered the first time you skip a resurface cycle.

Do you need state plan review to resurface?

A like-for-like resurface usually does not; changing depth, drains or circulation does.

We flag which category your scope falls into before work starts, not after.
